June Update:

The Planning Commission moved the proposed zoning amendment to the next stage which is to present to the Board of Supervisors.  THIS IS JUST TO CHANGE THE ZONING so workforce housing can occur in East Pikeland.  Pikeland Commons design concept still must be reviewed in detail with the Planning Commission as well as the Board of Supervisors.  Please continue to show your support.

What do we want to build?

Church Housing Corp. (a nonprofit housing provider) and NRP (a national developer) are partnering to build 48 affordable apartment homes for individuals/families with modest incomes.  Pikeland Commons will be located at 708 Pothouse Road in East Pikeland Township.  It will consist of three two-story buildings with entrances on Pothouse Road and Township Line Road. Pikeland Commons will integrate social, environmental and sustainable ideas to promote a higher quality of life for its residents.

Families would be income-qualified to live at Pikeland Commons if they make between $13,520 and $74,960 per year (20%- 80% of the Area Median Income). The building will be financed through Low Income Housing Tax Credits (Tax Credits), local and state funding awards, and a private mortgage.

We need your help

Although East Pikeland supports affordable housing, the township wants to dictate the location of affordable housing.  The Pikeland Commons development is fully funded (which is difficult to accomplish in today's economic times) for this site and this site only.  

Any delay in the local approval process will jeopardize the development's chance to take advantage of the Tax Credits.  This means East Pikeland, and potentially additional areas of Chester County, could go even longer without these much-needed affordable housing units.

What's Next?

Church Housing Corp. will be presenting Pikeland Commons at the next East Pikeland Planning Commission Meeting on July 12, 2021, at 7PM via Zoom.  During public comment, please consider voicing your support for Pikeland Commons and its location.

May 10, 2021 Update:

 

To Pikeland Commons Supporters,

Thank you to all of you that have continuously supported Pikeland Commons.  On May 10th Church Housing Corp. (CHC) met with the East Pikeland Planning Commission.  The meeting was a working meeting that allowed the Planning Commissioners to discuss issues with the draft zoning amendment proposal.  Many issues were resolved.  CHC and the township still have more items to work out, however, positive progress was made.  CHC looks forward to the next Planning Commission meeting on 6/14/2021 at 7:00PM via zoom.
